We have decided to move our blog site to a Wordpress blog rather than a quickblog as we have outgrown this blog site. We have combined our website and blog to make things easier for everyone. The new website is http://www.phoenixareaspecialists.com and our slogan is Your Phoenix Area Home Specialists, we are still using Let Our Family Help Yours but it just didn't say what we did and led to some confusion.

We love the new site with a brand new IDX MLS Search Engine that is really nice. We have a Chat button now that will let you speak to us anytime with any questions. Have you ever heard of a Drop of Box? Drop off boxes are places where you can drive and dispose of your tree. Drop off boxes are at various locations from December 26 through January 17…

My children go to school at a wonderful small, quaint school...Chandler Christian School, which is right in the heart of Chandler. The school has been around for 35 years...I might add, 35 years says "Alot!"

Chandler Christian School has been partnering with parents to train their children in an excellent academic and spiritual setting

Mrs. Ruth Zappe is the school's administrator, her passion and love for CCS, is amazing!
Once a month, CCS has the "Christian Connection," it's a newsletter about what is going on with the school. I just want to repost her poem, it speaks from the heart...

Christmas Once Again

It's Christmas once again,
Yes, it's that time of year,
to reflect now and then,
and wish that you were here.

A King without his glory,
who left His throne of might.

Tomorrow evening is an event that we would love the community of Chandler to attend…dinner is being served of course there is a small fee, carnival games, a cake walk, craft center and a kids shop. What a GREAT family fun-filled evening!

Just Stay

A nurse took the tired, anxious serviceman to the bedside.

"Your son is here," she said to the old man.

She had to repeat the words several times before the patient's eyes opened.

He was s heavily sedated because of the pain of his heart attack, he dimly saw the young uniformed Marine standing outside the oxygen tent. He reached out his hand. The Marine wrapped his toughened fingers around the old man's limp ones, squeezing a message of love and encouragement.

The nurse brought a chair so that the Marine could sit beside the bed. All through the night the young Marine sat there in the poorly lighted ward, holding the old man's hand and offering him words of love and strength. Occasionally, the nurse suggested that the Marine move away and rest awhile.

He refused.

Whenever the nurse came into the ward, the Marine was oblivious of her and of the night noises of the hospital - the clanking of the oxygen tank, the laughter of the night staff members exchanging greetings, the cries and moans of the other patients.

Now and then she heard him say a few gentle words. The dying man said nothing, only held tightly to his son all through the night.

Along towards dawn, the old man died. The Marine released the now lifeless hand he had been holding and went to tell the nurse. While she did what she had to do, he waited.

Finally, she returned. She started to offer words of sympathy, but the Marine interrupted her.

"Who was that man?" he asked.

The nurse was startled, "He was your father," she answered.

"No, he wasn't," the Marine replied. "I never saw him before in my life."

"Then why didn't you say something when I took you to him?"

"I knew right away there had been a mistake,

but I also knew he needed his son, and his
son just wasn't here.

When I realized that he was too sick to tell

whether or not I was his son,

knowing how much he needed me, I stayed."

The next time someone needs you ... just be there. Stay.

Howlin Halloween…

I absolutely love this time of year, my husband not so much…but that is another story! J

Chandler, AZ is putting on its yearly… Howlin' Halloween Spooktacular! Now last year, it seems as though a majority of my neighbors went to the Spooktacular and had a blast.

You name it, characters, superheroes, ghosts, goblins, ghouls and the scariest of creatures made an appearance for this fun safe family evening! I hear that they are have arts & craft booths, food, games contests…and a whole lot more of fun stuff for the evening!

Friday night, October 30 – starts at 5:30pm – 8:30pm

Downtown Chandler Library Courtyard! Best of all the admission is so affordable for some Halloween fun…$2.00!

Extension of the Tax Credit…Is it too good to be true?

The housing market has been difficult throughout the US, some cities more than others. Phoenix, not so much…we are selling houses, now I know that is not the story throughout a lot of other communities. Buyers are coming out of the wood works to capture the $8000 tax credit that expires Nov 30, 2009.

This is the article published by Inman News regarding extending the Tax Credit into June of 2010. Read it…it's interesting and hopeful, I know this will be hopeful for my clients that have put multiple offers down on homes, with all hope of getting one but not getting any of them.

Trick or Treat…Town of Payson Festival

I absolutely love this time of year…fall is in the air, temperatures are cooler and my kiddo's get to play dress-up!

Now most of you know that we have a home in Payson, Payson is perfect! The reason I say perfect is because it is a quaint small town, with such a great vibe and to boot, it has the perfect weather…four seasons!

This year, Saturday, October 31^st Payson is having a Trunk or Treat Festival…Can you say FUN! The Town of Payson is closing off Main Street and what I like most is candy will be provided by the Town's Parks, Recreation and Tourism Department. Talk about keeping your children safe!

Also the Payson High School has a Haunted House @ the Oxbow Saloon…I bet it's going to be SPOOKY Ooky with tons of scary surprises!

Main Street is closed off the first Friday of every month for a fun filled pedestrian event.

Have you ever wondered where our old electronics go, I thought that by dropping them off at the recyclers that they were going to recycle as much as they could and properly dispose of the rest. I guess that I should be surprised by this, but I'm not really.

Is now the time to BUY?

For many months now, the media has had some negative news about the housing market here in Arizona…How is the housing market? Is it time to buy when foreclosures are up to an all time high? What is really going on with the banks? What is a short sale? And will a short sale really benefit myself? What is the first time tax credit?...There are so many questions that seem to be arising and yet a times confusing a lot of individuals.

This morning, my husband and I had a great conversation. We both felt that we had neglected our clients…we have been lax on calling them just to say HI , sending emails about various properties, plus keeping track of market trends and so forth. To give us some credit, we have this awesome web-site that provides our clients with the BEST tools in looking for a house and making an informed decision! Our web-site has been "hopping," and doing what it is suppose to do…we just felt that the personalization that we have always provided just needed to happen a lot more! And for this, to all our wonderful clients, we are SORRY!

Now is an excellent time to buy! Need I say more?! Sometimes that old saying, "You snooze, you lose," happens in this market. Eventually when you look at the numbers, it will no longer be a seller's market, but a buyer's market.

I spent some time this morning going over the MLS – market for Chandler and the east valley…

FYI just a few months ago, the inventory of homes in the Phoenix metro area was at an all time high of over 60,000 homes, now we are sitting at less than 35,000 homes. That is quite a drastic drop!

Have you ever wondered what a Short Sale is?

A short sale is a negotiated settlement between the property owner and the lender, where the lender agrees to take less than they are owed for their first mortgage. This enables the owner to get out from under the mortgage and move to a more affordable home while preserving at least some of their credit.

Why should people choose to sell their home as a short sale?

Some do it to avoid foreclosure, some get transferred and it is their only option to sell the property and some do it for strictly financial reasons. When the home is worth less than owed it may take many years until that home appreciates enough to recuperate the loss. And in the meantime you are paying x-amount of dollars a month more than your neighbor is paying for the same home.
